How We Use AI

Transparency in artificial intelligence

At Teronzi, we believe in transparency about how we use artificial intelligence. AI helps us analyze large datasets and identify patterns, but it has limitations. This page explains what our AI does, what it cannot do, and how to use AI insights responsibly.

What Our AI Does

Data Analysis

Processes large datasets from Census, FRED, HUD, and other sources to identify trends and patterns in real estate markets.

Property Valuation

Analyzes comparable properties and calculates adjustments based on features, condition, and market factors to estimate property values.

Opportunity Scoring

Evaluates off-market deals using multiple factors including equity, market conditions, and property characteristics to generate 0-100 scores.

Natural Language Insights

Generates human-readable summaries and recommendations based on data analysis to make complex information accessible.

AI Limitations

  • AI cannot predict the future — market conditions can change unexpectedly
  • AI analysis is only as good as the data available — incomplete or outdated data affects accuracy
  • AI cannot replace physical property inspections or professional appraisals
  • AI may not account for unique property features, local nuances, or recent market shifts
  • AI-generated estimates should be verified with multiple sources
  • AI does not consider your personal financial situation, risk tolerance, or investment goals

How to Use AI Insights

Do

  • • Use AI insights as a starting point for research
  • • Verify important data with primary sources
  • • Consult professionals for major decisions
  • • Consider multiple factors beyond AI scores
  • • Review confidence levels and data freshness

Don't

  • • Rely solely on AI for investment decisions
  • • Assume AI predictions are guarantees
  • • Skip due diligence because of high AI scores
  • • Ignore market conditions or local factors
  • • Treat AI estimates as professional appraisals

Understanding Confidence Scores

Many of our AI features include confidence scores. Here's how to interpret them:

80-100%High confidence — Strong data support, but still verify important details
60-79%Moderate confidence — Use with additional research and verification
Below 60%Lower confidence — Limited data available, exercise extra caution

Our Commitment

We are committed to responsible AI use. We continuously improve our models, regularly audit for accuracy and bias, and update this page as our AI capabilities evolve. If you have questions or concerns about our AI practices, please contact us at ai@teronzi.com.
